MONTHLY
Dryer vents: Check and clean dryer vents and lint traps to prevent accumulation of lint and improve dryer efficiency.
Fire extinguishers: Ensure easy access, adequate pressure, no visible signs of wear.
Garbage disposal: Tossing in and grinding vinegar ice cubes freshens unit and sharpens blades.
GFCI outlets: Press the test button and use a voltage tester to trip and reset them.
HVAC filters: Inspect and change, if dirty.
Range hood filters: Soak in auto parts degreaser mixed with hot water; rinse off and dry.
Window tracks and weep holes: Clean tracks to keep windows sliding freely. Clean weep holes to prevent leaks and/or clogs.
QUARTERLY
Sink traps: Clean out to avoid backups and plugged drains, and promote sanitation.
Toilets: Check for leaks and water run-on.
Water softener: Add salt if needed.
BIANNUALLY
Bathroom caulk: Joints that are subject to moisture should be sealed twice a year to prevent leaks, dry rot, mold, and mildew.
Furnace filter: Change or clean regularly to help remove dust and pollen from interior air and improve furnace efficiency.
Garage door systems: Lubricate to promote smoother, less noisy operation; extends system life.
Irrigation sprinklers: Check water spray to eliminate excess watering, staining exterior walls, and dry rot of structures.
Refrigerator coils: Vacuuming improves cooling efficiency and reduces energy costs.
Smoke alarm batteries: Replace every six months.
Washer: Clean water inlet filters; check hoses and replace if leaking.
YEARLY
SPRING
Air conditioner: Have unit professionally serviced each spring before hot weather arrives.
Drainage-exterior: Remove debris from ditches and swales. Maintaining clear drainage avoids flooding during the rainy season.
Doors: Vacuum tracks and lubricate hinges and latches to keep operating parts smooth.
Water heater: To prolong life of water heater, accumulated sediment should be removed from tank. Extends water heater life; provides more efficient operation; uses less energy.
SUMMER
Decks and deck drains: Inspecting deck surfaces for cracks in coating, loose boards, and surface sealers will extend deck life. Prevent drains from backing up and flooding the deck by checking and cleaning drains monthly during the rainy season.
Fences: Paint to protect as well as maintain appearance.
Grout: Seal grout with silicone based sealer; remove and replace cracked grout.
Trim and siding: Caulking and painting reduces chances of mold and mildew.
FALL
Chimney: Clean flue and repair cracks or crumbling mortar.
Gutters and downspouts: Check and clear debris before rainy season and monthly during rainy season to prevent overflow onto walls, and prevent eave leaks.
Roof: Detect and correct conditions that can lead to leaks and premature roof replacement.
Weather stripping: Reseal door and window thresholds.
